Should You Repair or Replace Your HVAC System?

Advice From an HVAC Technician With 18 Years of Experience in the Northwest Chicago Area

When your furnace or air conditioner breaks down, the first question most homeowners ask is:

“Should I repair it, or is it time to replace it?”

After 18 years working on residential and light commercial HVAC systems in the Northwest Chicago area, I’ve helped thousands of homeowners make this decision. I’ve worked on everything from furnaces and air conditioners to boilers, heat pumps, and mini-split systems, and the right answer is not always the same for every home.

Below are a few things I advise homeowners to consider before deciding.

1. The Age of Your HVAC System Matters

The age of your equipment should always be carefully considered when deciding between repair and replacement.

Most systems are designed to last roughly:

  • Furnaces: 15–20 years
  • Air conditioners: 12–15 years

If your system is 15 years or older, it is usually at or near the end of its intended life span.

While repairing an older system might seem like the cheaper option upfront, those repairs can add up quickly. In many cases, replacing the system can provide better long-term value and reliability.

A new HVAC system will also often come with a 10-year parts warranty, which provides significant peace of mind for homeowners.

2. A Cracked Heat Exchanger Is a Serious Safety Concern

One situation where replacement is almost always the best option is when a cracked heat exchanger is found in a furnace.

A cracked heat exchanger is a very serious issue because it can potentially allow carbon monoxide to enter your home.

If the furnace is older and out of warranty, I typically recommend replacing the system rather than attempting repairs. Safety should always come first when it comes to heating equipment.

3. Watch for Signs Your System Is Failing

There are several warning signs that your heating or cooling system may be nearing the end of its life.

Common symptoms I see during service calls include:

  • The system struggling to reach your desired temperature
  • Unusual noises coming from the equipment
  • Rising utility bills
  • The system short cycling (turning on and off frequently)
  • The unit running constantly

When these problems start appearing regularly, it may indicate the system is beginning to fail and replacement may be the better long-term solution.

4. Repairs Can Add Up Quickly on Older Systems

One of the most common situations I encounter is homeowners choosing repairs repeatedly because the upfront cost of replacement is higher.

While this is understandable, if your system is 15+ years old, continuing to repair it can become costly over time.

In many cases, homeowners end up spending significant money on repairs only to still face the need for replacement shortly afterward.

Replacing the system can help avoid the frustration of constant breakdowns and unexpected repair bills.

5. Reliability Is Crucial in Chicago’s Climate

Living in the Chicago area means dealing with extreme temperatures in both summer and winter.

The last thing any homeowner wants is to lose heating during a subzero winter night or lose air conditioning during a 90-degree summer heatwave.

A new HVAC system provides peace of mind, knowing your home will stay comfortable when you need it most.

6. New Systems Are More Efficient and Quieter

Modern HVAC systems have improved significantly in the last decade.

A new system can offer benefits such as:

  • Higher energy efficiency
  • Lower gas and electric bills
  • Quieter operation
  • Better overall comfort

Many homeowners are surprised by how much quieter and smoother new systems run compared to older equipment.

Repair vs Replace: The Bottom Line

Repairing your system may make sense if:

  • The system is relatively new
  • The repair is minor
  • The equipment is still under warranty

However, replacement is often the better option if:

  • The system is 15+ years old
  • Repairs are becoming frequent
  • The furnace has a cracked heat exchanger
  • The system struggles to maintain comfort

Every home and situation is different, so having an experienced technician evaluate the system can help you make the best decision.
